Professional real estate photography pays off from the first day a listing goes live: more people open it, more of them get in touch, and the people who book a viewing already know what they are coming to see. Photos are the first thing a buyer sees of your property, and often the reason they scroll past it.

This article covers what professional photos actually deliver, what a professional shoot includes and how it works with us, from your enquiry to finished photos within 24 hours.

Why the first photo decides the listing

Property portals show listings as a grid of thumbnails, and most people scroll through them on a phone, with a thumb, in a few seconds. They stop at whatever looks bright, clean and spacious. A dark, crooked or cluttered photo sends even a good property on its way, whatever the price or location.

At that moment the buyer is not judging the flat, they are judging the photo. If it looks cheap, they subconsciously project that onto the property itself. And there is no second first impression: anyone the cover photo fails to catch rarely comes back to the listing, even after a price drop.

What professional real estate photography gets you

Good photos will not sell a bad property, but they show a good one in a way the right people notice. In practice, that means:

  • More listing views: a bright cover photo stands out in the grid.
  • Better-qualified enquiries: buyers see the layout and condition up front, so the people who come to viewings are genuinely interested.
  • Less time on the market: a listing that grabs attention straight away does not wait weeks for the first calls.
  • A stronger negotiating position: quality presentation supports your asking price and reduces the pressure to discount.
  • Material for every channel: use the same photos on portals, your website, social media and in print, with the rights included.
  • A better image for you: people remember an agent or developer with professional photos as a brand that cares.

We do not promise specific percentages, because every property, location and price is different. One thing always holds, though: nobody books a viewing for a listing they never opened.

What a professional shoot includes

The difference between a professional photo and an ordinary snapshot is not one trick, but several steps that all have to come together.

Full-frame gear and lighting

We shoot on a Sony A7 IV with 16–35 mm and 24–70 mm wide-angle lenses, from a tripod and with LED panels for fill light. The space looks bright and true to life even on a cloudy day, and the walls stay straight.

The five-frame method

We shoot every frame in five exposures, from −2 to +2 EV. Blended together, they make one photo that shows both the view from the window and the detail in the shadows, with no blown-out windows or dark corners. A phone or a single-click camera cannot do that.

Hand retouching

We correct light and colour, straighten the perspective, replace a grey sky outside the window and remove distracting objects. The goal is a natural result that buyers recognise when they walk in for the viewing.

A set of shots that tells the story

A listing with five random photos looks as if there is nothing to show. A complete set walks buyers through the property as if they were there in person: from the exterior and entrance through the living spaces to the details and the view. A logical order holds attention and makes the layout easy to understand, which matters as much as the quality of each individual photo.

Finished photos and rights

You get photos ready for listings, the web and print, with full rights to use them in marketing the property. One clear price, no hidden fees.

How the shoot works, step by step

  • Enquiry and quote: on the day you enquire, we send you a quote based on the location and size of the property.
  • The shoot on site: we walk through the space, choose the best angles and shoot from a tripod. A prepared flat is usually done within an hour.
  • Blending and retouching: we blend the exposures, fine-tune colour and perspective, and add virtual staging on request.
  • Delivery within 24 hours: you receive high-resolution photos within 24 hours of the shoot, guaranteed, often the same evening and with no rush surcharge.

We shoot in Bratislava and throughout Slovakia. Travel within Bratislava is free; outside the city we charge €0.39/km for the return trip from the city limits, and you know the amount up front.

When professional photos make the biggest difference

They pay off for every sale or rental, but most of all where competition is fiercest or the property does not stand out at first glance:

  • Flats in cities where dozens of similar listings compete in the same area.
  • New builds and development projects, where the photos work on portals, the project website and in campaigns.
  • Family houses with a garden, where aerial drone shots complete the picture.
  • Empty flats, which look cold and smaller in photos than they really are.
  • Properties in the upper price bracket, where buyers expect presentation that matches the price.

For an empty flat, virtual staging helps: we furnish the rooms digitally with pieces that suit the space, so buyers see straight away how they could live there. It is ready within 48 hours and costs from €19 per photo, or €79 for a pack of five.

Professional real estate photography is not an extra expense, it is the foundation of the listing that everything else builds on: portals, website, social media and viewings. The sooner you have it, the sooner the listing starts working for you.

How much does professional real estate photography cost?

Photographing a flat costs from €99 (up to 50 m²), a larger flat from €119 and a family house from €169, excl. VAT. The final price depends on the location and size of the property, and we send an exact quote the same day you enquire.

How long does it take to photograph a flat?

A prepared flat is usually photographed within an hour. We deliver the finished photos within 24 hours of the shoot, often the same evening.

Do you shoot outside Bratislava?

Yes, throughout Slovakia. Travel within Bratislava is free; outside the city we charge €0.39/km for the return trip from the city limits.

Can I use the photos on portals, my website and in print?

Yes. Full rights to use them in marketing the property are included in the price: listings, website, social media and print.

Is virtual staging part of the shoot?

Staging is an optional extra. It costs from €19 per photo, or €79 for a pack of five, and it is ready within 48 hours.

Done, thank you!
