Professional real estate photography in Bratislava costs from €99 for a flat up to 50 m², from €119 for a flat up to 100 m² and from €169 for a family house with us, excl. VAT. There is no travel fee within Bratislava, and you get the finished photos within 24 hours of the shoot. Below you’ll find what drives the price, what’s included and when it’s worth adding drone shots, video or virtual staging.

Real estate photography prices for 2026 at a glance

Real estate photography prices vary more than you might expect. Some photographers shoot a flat in a few minutes without a tripod, while studios bring full-frame cameras, their own lighting and hand retouching. The difference isn’t just the amount, it’s mainly what you get for it. That’s why we publish our starting prices up front, with no “call us for a price”:

  • Flat up to 50 m²: from €99 excl. VAT
  • Flat of 50–100 m²: from €119 excl. VAT
  • Flat over 100 m² or maisonette: from €149 excl. VAT
  • Family house up to 150 m²: from €169 excl. VAT
  • House over 150 m² or villa: from €219 excl. VAT
  • Drone photos: from €120, drone photos and video from €220, 5–8 drone photos added to a shoot €49
  • Short sales video: from €199, photo + video package from €279
  • All-in sales bundle (photos, video, drone photos and reels): €429
  • Virtual 360° tour: from €100
  • Virtual staging: from €19 per photo, pack of 5 photos €79

All amounts are indicative, excl. VAT and with no hidden fees. They are starting prices: we work out the exact amount for your specific property, in writing, on the day you enquire. You get a clear quote listing everything that’s included, and no extra items appear after the shoot either.

The same prices apply to owners selling privately and to agents and agencies. For developers with larger projects, we prepare a quote for the whole project, often together with drone shots, video and construction documentation, and agree a discounted flat fee for long-term work. You can always use the photos and videos in listings, on the web, on social media and in print at no extra cost.

What affects the cost of a property shoot

The starting price applies to a typical flat or house. The final amount mainly depends on three things: the size and type of the property, its location and any extra services you add to the shoot.

Size and type of property

A small flat has fewer rooms and shots than a family house with a garden, terrace and exterior. More space means more compositions, more exposures to blend and more retouching. That’s why our prices rise with floor area across five tiers, from flats up to 50 m² to houses over 150 m² and villas. For commercial spaces, we price the job based on its scope.

Location and travel

Travel anywhere in Bratislava is free, with no charge for travel or parking. Outside Bratislava we charge €0.39/km for the return trip from the city limits, and you know the amount up front, based on the address. For packages, development projects and repeat work, we usually waive the travel fee.

Extra services

Drone shots, video, a 360° tour or virtual staging are charged separately. But if you combine them with the photo shoot in one visit, you save both time and money. We can add 5–8 drone photos to a ground shoot for €49, the photo + video package starts at €279 and the all-in sales bundle (photos, video, drone photos and reels) costs €429. Staging is an optional extra from €19 per photo, or €79 for a pack of five.

What’s included in a professional shoot

When comparing quotes, it pays to look at what you actually get for the price. A cheaper offer often means handheld shots, no retouching or photos only after several days. Our base price includes:

  • full-frame Sony A7 IV gear, 16–35 mm and 24–70 mm wide-angle lenses and LED panels,
  • tripod shooting with the five-frame method (−2 to +2 EV), so both the window view and the detail in the shadows show,
  • professional retouching: light and colour correction, straightened perspective, sky replacement and removal of distracting objects,
  • high-resolution photos ready for listings, web and print,
  • full rights to use them in marketing the property,
  • delivery within 24 hours of the shoot, guaranteed and with no express surcharge.

That last point matters: fast delivery is our standard, not a paid express option. We usually finish shooting a prepared flat within an hour, and you often get the photos the same evening. The listing can go live straight away, and the property doesn’t lose days when it could be collecting enquiries.

Is it worth saving money with phone photos?

Phone photos are free, but it shows in the listing. A phone has no full-frame sensor, no professional lens and no real bracketing. Near windows it either blows out the interior or darkens the room, and the ultra-wide mode bends the walls. Meanwhile, buyers scroll through a grid of thumbnails on the portal, and the first photo decides whether they open the listing before the price or description do.

If you’re selling a flat worth tens or hundreds of thousands of euros, the cost of professional photography is a small item by comparison. Yet the difference shows in the number of enquiries and in the price you finally sell for. We cover this in more detail in our article on why to hire professionals for property photos.

How to save on the shoot and how to book it

Four ways to bring the price down

  • Combine services in one visit. We shoot photo, video and drone together, and the all-in sales bundle (photos, video, drone photos and reels) costs €429.
  • Prepare the flat in advance: tidy rooms, lights on and personal items put away. The shoot is quicker and the result cleaner.
  • If you work with us regularly (agents, agencies, developers), we usually waive the travel fee and can put together a monthly video package. Agencies get 10% off from 5 orders a month.
  • Order virtual staging only for rooms where it makes sense, such as an empty living room or bedroom. You pay per photo, from €19.

How booking works

You pick a date and send us the basic details of the property. On the day you enquire, you receive a written quote based on location and size, with no hidden items. On site we shoot from a tripod, then blend the exposures, correct colour and perspective, and within 24 hours you have full-resolution photos ready for portals, your website and social media.
