Virtual staging cost: process and when it pays off

Virtual staging cost explained: how empty rooms are furnished digitally, what the price depends on, when it pays off and how to label staged photos fairly.

Virtual staging means digitally furnishing empty rooms in photos with furniture that suits the space and the buyers you’re targeting. Nothing has to be moved or rented, the finished photos are ready within 48 hours, and staging costs from €19 per photo. Below we explain how staging works, when it pays off and how to use it fairly in a listing.

What virtual staging is and how it differs from home staging

With traditional home staging, furniture, accessories and decor are physically brought into the property, the rooms are photographed and then everything is taken away again. Virtual staging does the same thing, but only in the photo. An empty or cluttered room becomes a furnished space that buyers can picture themselves in.

Physical staging takes planning, transport, assembly and, after the sale, removal of the furniture. Virtual staging is ready within 48 hours and gives you more freedom: the same small room can be shown as a home office or a child’s bedroom, depending on who you’re selling to.

An empty room is hard for buyers to read. They can’t tell whether a double bed fits in the bedroom, where the dining table would go or how big the living room really is. A furnished photo answers those questions before they’re asked, and the listing looks like a home rather than bare walls. Virtual staging includes:

  • furniture and accessories matched to the property’s style and the target buyer: a young couple, a family or an investor,
  • decluttering: we remove old furniture and clutter from the photo and furnish the room from scratch,
  • realistic shadows, light and perspective, so the photo looks natural,
  • one round of changes included, listing-ready photos and full rights for marketing use.

How virtual staging works, step by step

  • Photos of the space. We photograph the rooms, or you send us your own photos in good quality and resolution.
  • Style. Together we choose a furnishing style that suits the property and the buyers you’re selling to.
  • Staging. We furnish the space digitally and fine-tune light and shadows so everything fits.
  • Delivery within 48 hours. Finished photos ready for your listing and website, with one round of changes included.

Staging works best on photos we shoot ourselves with that goal in mind. We pick angles where the furniture will look natural and shoot from a tripod using the five-frame method, so the window view and shadows stay clean. We can also stage your own photos if they have enough quality and resolution, which means we can deliver it remotely, without a visit.

How to choose the furnishing style

We don’t pick a style based on what’s trendy, but on who should buy the property. A young couple responds to a fresh, simple interior with a work corner. A family wants to see a child’s room and a bigger dining table. An investor appreciates a neutral style that appeals to the widest range of tenants. The furnishings also need to suit the property itself, so a new build doesn’t look like an old flat and vice versa.

Virtual staging cost: what the price depends on

Virtual staging costs from €19 per photo, or €79 for a pack of five, excl. VAT. You pay per finished photo, so the total depends on how many shots you want furnished. We send an exact written quote on the day you enquire, with no hidden items. The amount of work mainly depends on:

  • the number of photos you want furnished,
  • whether the space needs decluttering first, removing old furniture and clutter from the photo (clearing a furnished room may be quoted separately),
  • whether it’s individual rooms or the whole property,
  • whether we shoot the photos or work with yours.

Compared with physical home staging, there’s no transport, assembly or furniture hire, and you pay nothing for moving furniture. Nor is there furniture in the way during viewings. If you order staging together with a photo shoot, we handle everything in one visit and photograph the rooms in a way that makes them easy to furnish.

When comparing costs, also think about how long the photos will keep working. You pay for staging once and can then use the photos on portals, your own website, social media and in print for the whole sale, because marketing rights are included. That applies equally to owners selling privately, agents and developers.

When virtual staging pays off

Not every property needs staging. It helps most where a photo on its own tells the buyer very little:

  • empty flats and houses after moving out, where bare walls feel cold and rooms look smaller than they are,
  • new builds and developments where nobody lives yet and buyers need to imagine the furnishings,
  • dated or cluttered interiors that distract from the layout,
  • properties aimed at a specific group, such as young couples, families or investors.

On the other hand, if the flat is nicely furnished and tidy, good photography is enough. And for developments that haven’t been built yet, 3D visualisations make more sense, showing the exterior and interior before completion.

Staging in a listing that sells

Staged photos shine most in a well-built listing. If you like, we can also prepare a custom listing: we choose the cover photo and the order of the shots and prepare a floor plan and sales copy. A floor plan together with staging shows buyers both the layout and how the space can be furnished, before they even come to a viewing.

Staging done fairly: label photos as illustrative

Virtual staging should help the imagination, not hide the real condition. A buyer who arrives at a viewing and finds something different from the photos loses trust in the listing and the seller. That’s why we recommend three simple rules:

  • label staged photos in the listing as illustrative,
  • keep a photo of the original condition in the listing too, so buyers know what they’re buying,
  • don’t change what the buyer actually gets with the property: the layout, windows, floors or view.

Used this way, staging helps both sides. Buyers can picture living there while knowing exactly what condition they’re taking it over in. You get a listing that stands out, without the risk of disappointment at the viewing.
